Find an appropriate space for the new company culture, reduce facilities management costs and increase efficiency.  

These were some of the challenges facing telecommunications company TIM Celular, who chose CBRE as a partner in its search for solutions.  The company chose the CEO building, a AAA-grade facility in the Barra da Tijuca district, to reflect its new positioning of the brand.  

The CEO was the perfect opportunity to combine quality of tenancy with a reduction in facilities management costs, centralizing the previous operation which was spread across two buildings in Barra da Tijuca. Besides concentrating the offices in one single CEO tower, TIM Celular gained a series of additional advantages offered by the new facility.  The new lease allowed TIM to reduce its rental fees by 34% and cut 26% of its total service costs, in addition to making more efficient use of the leased space. The CEO's corporate towers have floors measuring 1,588 m² each, almost free of columns, which allows better use of the spaces and various occupancy configurations.  These differences were implemented to offer TIM employees a comfortable and inspiring work environment. 

The building offers other unique characteristics, which include an eight-meter-high lobby, state-of-the-art elevators with advance call—which optimizes the flow of people and avoids lines during peak hours—a mall of luxury conveniences with 14 shops, a business center with meeting rooms, three auditoriums, a bike rack, a helipad with a sky lobby and concierge service. In terms of sustainability, the CEO has silver LEED certification, a seal 

created in 2000 by the U.S. Green Building Council.  The certification guides and certifies the building's commitment to the principles of sustainability in civil construction before, during and after construction. The application of these sustainability concepts offers building tenants a significant reduction in facilities management costs compared to buildings without a green seal, such as up to a 30% reduction in energy consumption and up to 50% less water used.
