With exponential growth in 2017, 99 faced the need to rethink its occupancy and find a new headquarters location. To conduct this study and find the site best suited to its needs, the company hired the CBRE consulting firm. Through a study carried out synergistically between the Occupant Services and Project Management teams, CBRE met all the expectations and aggressive timelines of the project.
Finding a new location
“Once the Project Management team completed the occupancy analysis, the Occupant Department placed a filter over all the establishments in the city and chose a short list of alternatives. The team conducted a fairly in-depth analysis into the financial, accounting, qualitative and technical elements, looking at the main alternatives, and thereby found the ideal location for the new headquarters,” explained Marcos Cesar, director of CBRE’s Occupant Department.
Delivery of the project
“The project was delivered in record time. Little more than 100 days from the design process through construction and occupancy. We were able to create a space that was extremely modern, creative, accessible and collaborative with the look of 99 at a cost about 30% to 40% below market. Our team has a lot of experience with this type of project, bringing in the best suppliers in the market. In addition, we do better negotiation and are open to discussing the solutions presented. The savings generated in the project exceeded our own Project Management fee,” stated Henrique Cicchetto, director of CBRE’s Project Management Department.
